These logistics facilities distribute goods directly to consumers via cross-dock operations. Commercial vehicles are used in place of trucks to deliver in town centers in record time.

COSMETIC PARK – BOIGNY-SUR-BIONNE

“Having fought to avoid an oversized logistics project, the municipality eventually opted for a support strategy with the creation of the Cosmetic Park® campus. The previous project had particularly irritated the surrounding population, because of the proposed methods and traffic congestion it would cause. To prevent the Cosmetic Park® project from making the same mistakes, I spoke with the CEO of Aréfim and suggested a structured procedure, including numerous meetings with the local community and utilities concerned. This collaborative construction approach allowed Aréfim to demonstrate its determination and ability to create a park with a high level of environmental quality to the local government and authorities. Our objectives were largely achieved, constraints were respected, the buildings are of a high quality (triple certification for the L’Oréal building: LEED® Gold, BREEAM® Excellent and BiodiverCity® Good) and we now have an open-access site also benefiting local and neighboring populations.

Its landscaping, its rainwater basins and the businesses now operating there all contribute to the projection of a high-quality image. Local wildlife has also given its all clear by returning to the site of its own accord.

“Saint-Gobain has committed to a CSR approach as part of its Préférence 2025 corporate project developed around 3 pillars: employee well-being, improved products and services, and environmental concerns. Aréfim is a deeply committed and environmentally responsible real estate company, which is why we chose them for the construction of our new 50,000 m² logistics platform in Bresles. We didn’t want to begin building on this old farmland without first taking measures to minimize our environmental impact (building with bio-sourced materials, vegetable garden, soft mobility). We have dedicated 1,600 m² of our Bresles site to the creation of a Miyawaki forest, to restore the forest ecosystem.

“We began discussions with Aréfim in 2021, they presented their rehabilitation project for some brownfield land. It involved the Knorr site and was created from collective intelligence. Umiami bought the north side and Aréfim the south. First, the former Knorr buildings were taken down in addition to others belonging to a refrigerated logistics company. Initially, the local population voiced concerns over the future new-generation buildings and their occupants, wondering if they had their place in our region. They had lots of questions. I passed this information on to Aréfim so their teams could come up with solutions. One building was originally oriented in a manner that would cause excessive noise pollution for local residents. Aréfim presented several possibilities to the town council, and it was ultimately rotated by 90°. Discussions between Duppigheim and Aréfim resulted in a solution everyone is happy with. Aréfim listened and catered to the constraints and expectations of all involved.”
